Scripts
“Thank you for calling Space Makers. This is (your name). How may I help you?”
- Just in case the call drops, would you give me your name and phone number please?
OR “First, can you verify this is your number on my caller ID? xxx-xxx-xxxx?” - To confirm you’re within our service area, may I please have your zip code?
Thank You!
- What do you have for removal?
- Where are these items located?
- When do you need this done by?
- Have you used our service before? (If yes: “So you are familiar with how we price?”)
“Our pricing is based on the amount of space your items take up in our truck. Our trucks are equivalent to about 6 to 7 pickup truck loads. Pricing starts at a minimum charge of $128 and works its way up through different price points to a full truckload rate of $638.
These prices typically include all labor no matter where your items are located. You will receive a firm, no-obligation quote upfront, so you will know the exact cost before we start the job. I know you want this pickup completed by [ ] We have an appointment available [ ] between [ ] and [ ] How does that sound.
If Customers Wants Over-The-Phone Estimates
“Giving an estimate over the phone is a little difficult, but I can say that based on the description you have given me it sounds like it may be somewhere between $$$ and $$$. And this includes the labor for the crew of two men, the fees we pay at the recycling center and landfill and we are fully insured. Only the crew can give a quote onsite, and it’s no obligation. Does the arrival window between XX and XX work for you?”
Confirmation
We have you on the schedule for DATE with an arrival time between [TIME] and [TIME], that’s a 2-hour arrival window. Our truck team will contact you when they are about 30 minutes away. Once we arrive, we will take a look at everything you want to be removed and give you a firm, no-obligation estimate. If you give us the go-ahead, we’ll remove everything right then and there. You may settle up at the end of the job with Cash, Credit, Debit, or Check.
Is there anything else I can help you with?”
Once again thank you for calling Space Makers, I hope you have a good day!
Other Scripts
We have one dumpster size that is 10 cubic yards. It is rented out for 7 days for a total of $349 (ZONE 1) or $379 (ZONE 2) (PLEASE SEE THE EXTRA SERVICES SECTION TO DETERMINE THE EXACT PRICE BASED ON THE ZONE) which includes drop off & pickup. If you need it for longer it will be an extra $10 per additional day. The first two tons are included, after that it would be $90 per ton exceeded. There are a few things though that we do not accept inside our dumpsters such as any type of hazardous waste, chemicals, oils, paints, biomedical waste, carcasses or appliances.
I know you need this done by (date), We have availability on (DATE) or (DATE), which day works best for you?
NO DUMPSTER RENTALS UNTIL FURTHER NOTICE
Our pricing is based on the amount of space your items take up in our truck. Our trucks are equivalent to about 6 to 7 pickup truck loads. I am not able to give a quote over the phone, but if it’s only a ____ you need to be removed and it’s easily accessible it should be right around our minimum charge of___. The price could be a bit higher if it’s hard to get to, or heavier than normal.
IS LABOR INCLUDED?: “Typically, labor is included with an average junk removal job, however, sometimes there is a small labor charge if something is bigger or heavier are further from the truck than normal. The crew will assess once onsite and go over this with you.”
LABOR INTENSIVE JOBS: That shouldn’t be a problem, the crew will assess when they get there and if there is a labor charge they will explain.”
“I’m unable to give a quote over the phone, and even an estimate over the phone for something like this is very difficult to give. I can tell you that the starting rate will be about (½ truckload price or look at their info sheet for this pricing info on the second page) and go up depending on how much there is, the accessibility of the pile and how long it will take our crew to get it all. This charge also includes the fees we have to pay at the recycling center and the crew will give a no-obligation quote onsite”
NO DIRT, ROCK, BRICK OR CONCRETE
“That shouldn’t be a problem, the crew will assess when they get there and if there is a labor charge they will explain.”
If This Then That
CUSTOMER WANTS TO DROP OFF THE ITEMS: We do not have a location where junk can be dropped off, we are a full service junk removal company and charge to pick up from your location and take it to the recycling center or disposal center.
CUSTOMER ASKS FOR AN OFFICE LOCATION: We are currently all working from home and the trucks are parked at a lot, I’m actually not sure where exactly, the truck crew takes care of the trucks.”
(None of them have drop off locations and most of them do not have offices.)
The crew will assess and do what they can to donate if it’s accepted by the center, unfortunately there is no guarantee the center will take it. We still however, charge for the removal of the items.
How large are the pieces?
Can one man pick them up?
More than a pickup truck bed worth?
Explain it’s very difficult to give an accurate estimate on this kind of material. Give the starting rate and ask the customer to email a photo if it sounds like a large pile.

Can we do this early in the morning (If it’s going to be a hot day)
If located in the back yard or an outbuilding in the backyard
Can it be accessed by our truck?
Is the ground solid? Let the customer know that the team will evaluate on site. If they determine they can’t access it there would be an upfront labor charge. Further, if we do drive on grass there will likely be some wear and tear on the lawn. We will try and limit it but aren’t responsible for lawn damage.

If customer will not be on site:

We will call for price approval.
Inform the customer that all items to be removed need to be completely separate from good items to avoid something being taken that isn’t supposed to be.
If bed bugs are present:
How bad of an infestation? Just a few here or there? Or hundreds that are clearly visible. If there are hundreds or thousands they need an exterminator to do an initial pass. We will then come back to get the items.
Let the customer know of X surcharge per load.
If customer has “Yard Debris”
What kind of debris (leaves, branches, dirt?)
Is the debris in a pile or bagged up?
If the customer has branches (how long and how heavy are the branches?)
If the customer has bags of debris (how many bags? Are they full? Are they heavy?)
Objections & Rebutals
“Certainly, I understand. Here’s my suggestion: I know you need this done by [THEIR TIMEFRAME]. I can make that happen right now. We can complete the pickup between [TIME] and [TIME] on [DATE]. That will make sure your spot is reserved, as our schedule fills up fast. After speaking with [WHOMEVER], if that spot no longer works, you may always simply call back to reschedule or cancel your appointment. This way, we’ll make sure your pickup is guaranteed. Should I schedule you for that time slot, or should I check for another time slot that might work better?”
“Certainly, I totally understand. Here’s my suggestion: I know you need this done by [THEIR TIMEFRAME]. I can make that happen right now. We can complete the pickup between TIME and TIME on DATE. That will make sure your spot is reserved, as our schedule fills up fast. After you have checked your calendar, if you find that spot doesn’t work, you may always simply call back to reschedule or cancel your appointment. This way, we’ll make sure your pickup is guaranteed. Should I schedule you for that time slot, or should I check for another time slot that might work better?”
“That makes perfect sense. However, here is my suggestion: I know what our competition claims to charge. All of the junk removal companies in the area have pricing within about $20 of each other. And you need to beware of bait and switch tactics. I know you want this job done by CUSTOMER’S TIMEFRAME. I can make that happen. We can complete the pickup between TIME and TIME on DATE. That will make sure your spot is reserved, as our schedule fills up fast. After you have called around, if you decide you like someone else more than us, all you have to do is call back to cancel your appointment. Should I schedule you for that time slot, or is there a different time slot that might work better?”
“Certainly, I understand. Here’s my suggestion: I know you need this done by [THEIR TIMEFRAME]. I can make that happen right now. We can complete the pickup between TIME and TIME on DATE. I’d like to ensure that you are able to get an appointment within your timeframe, as our schedule fills up fast. If for any reason you decide against moving forward, you may always simply call back to reschedule or cancel your appointment. Should I schedule you for that time slot, or should I check for another time slot that might work better?”
“I know that all professional junk removal companies that are licensed, insured, and professional charge about the same amount, there’s only a $15 to $20 diference. I know you need this done by [THEIR TIMEFRAME]. I can make that happen. We have a slot available on DATE between TIME and TIME right now. Should I schedule you for that time slot, or should I check for another time slot that might work better?”
“Certainly. Our schedule often fills up fast, and I know you need this done by THEIR TIMEFRAME. I can make that happen right now. We can complete the pickup between TIME and TIME on DATE. I’d suggest getting on our schedule to ensure you get a time slot that works for you. Should I schedule you for that time slot, or should I check for another time slot that might work better?”
“Absolutely. That’s the cheapest way to do it. Here’s my suggestion, though: I know you want this done by TIMEFRAME. I can ensure that happens in case you run out of time or run into any trouble. We can be there on DATE between TIME and TIME. I would suggest scheduling an appointment, as our calendar often fills up. If you then decide you have the time, the truck, and the help to get the job done on your own, all you have to do is call back to cancel. Should I schedule you for that slot or see if I have another one that would work better for you?”
“Here’s what I can do for you, I can put your information on our “urgency list” schedule and notify the crew. If an opening becomes available today, they will call you and let you know when they can get to you. If not, we should be able to get to you on_____. How does that sound?”
